We are a small intimate boutique agency who operate from a home office in Linden, Johannesburg, Cape Town and Mtunzini, KZN.
Loren Goslin (Principal) found the need to open a smaller professionally run agency in 2010 and since then this small company has grown, now managing 100 properties on a monthly basis. Loren is highly experienced in her field as a rental and sales agent.
She has a “no nonsense” approach to tenants, and expects only the best service to be given to her clients by her dedicated agents in the field.
We offer you two options –
Procurement & Management or Procurement Only of a new tenant for you to manage.
Although we do advise Landlords to always consider monthly management first. This means that you can sit back, relax and let us look after your investment. The rental market is run by regulated laws, we are constantly updated and make this a priority to gain more knowledge. It is extremely difficult for a landlord to keep up with all of these laws.
Loren oversees the accounts efficiently and promptly, she is trained to deal with non-paying tenants, and any conflict which may arise regarding billing of utilities etc. She is assisted by Kelly Herald efficient and experienced in Rental Administration as well as the PayProp system which we use to manage our portfolio.
Loren currently handles all the Leasing and Renewals. While maintenance queries are Managed by Claire ‘O Connor, Loren is a qualified Property Practitioner and Principal, and has a wealth of experience when it comes to Leases and property maintenance. Our portfolio is kept to a maximum of 100 properties at a time for Management as we do not want to compromise our service delivery by having too large a portfolio.
Our Lease is updated constantly with new Acts that may arise in terms of the Consumer Protection Act.
We also have a hands-on Attorney on retainer, who offers us advice immediately should the need arise for legal queries of any kind.
MONTHLY MANAGEMENT
Monthly management is the best option if you want to sit back and let us do all the work. You will receive a statement monthly and a call or email from Loren should there be maintenance queries that need attending to. (We have appointed contractors at reasonable rates).
PROCUREMENT
The once off fee is a fee charged for marketing your property, setting up viewing times with prospective tenants, full screening of the tenant and drawing up of the contract and of course paying the diligent agents for their time and expertise.
You should contact us again a few months before the lease expires and enquire on how we would offer to renew the contract for you for a further term (This would include an inspection, meeting with the tenant, drawing up a new contract and reporting back to you on the property.) if you required this.
SCREEENING OF TENANTS
Once we have received an application from a prospective tenant (Monthly management and Procurement Only deals) we request they furnish us with the following:
DOCUMENTATION
Copy of ID and/or passport, most recent pay slip and/or letter of employment, 3 months bank statements and proof of address/residence. If not, South African we would request a copy of a valid work permit and VISA. (This is all required by FICA).
Once we have received all the relevant documentation, we perform Tenant Profile Network checks on the tenant, which includes a good history of their previous tenancy. TPN also gives us a credit score rating on how they handle their accounts as well and verification of any defaults with Transunion and Experian.
This is where we differ from other agencies, as the process of screening the tenant properly is priority for us. A bad profile tenant can cause nothing but grief for the Landlord and Agent.
Should we feel uncomfortable with any of the tenants’ credentials or suspect any fraudulent activity we will turn them away and will not bother you with presentation.
We look for good quality tenants with good credentials and references from previous Landlords, who will have a smooth-running problem free tenancy.
Often, we have more than 1 application. If so, the checks are done on all of them, we give you a brief overview of them and advise you on which tenant we suggest would be more suitable.
DEPOSIT PAYMENT
Procure & Management – One and a half or two months deposit will be requested from the tenant – you decide.
Procurement Only – One or one and a half month’s rental is requested. Deposit is payable to the Landlord (we will hold the deposit in our Trust account until the documentation is complete and the Procurement Fee is paid) Once the deposit is paid over to the Landlord, it must then be deposited into an interest-bearing account and adhere to the clauses relating to the deposit release once the lease ends.
An exclusive mandate is preferred since all agents advertise on the same portals and we do not wish to engage in a fight with other agents when it comes to whose client is whose, also a sole mandate ensures you dedicated attention on the property. Our exclusive top-notch service to you does not warrant being run through the mill with every other agent in the area.
